Independent Michigan stays
Mitten Stays is a Michigan rental platform for many kinds of places to stay, helping visitors discover properties and connect directly with independent hosts. Hosts provide the accommodation and are responsible for their property, listing accuracy, permissions and hospitality. Listing review is not a property inspection or a guarantee.
Direct bookings
Basic directory listings connect guests directly to the host’s website or Facebook page. Hosts may instead choose full hosting with a basic rental website and calendar we host. Selected hosted properties show their existing website’s calendar and request form within their Mitten Stays detail page. These use the same property calendar and request inbox as the standalone website. Other managed services are configured individually before activation. A service application, a listing link or an inquiry does not confirm a reservation. The host must confirm dates, the final total and payment arrangements; a request does not hold dates and no rental payment is collected here.
Basic listing plan
A basic directory listing costs $99 per property per year and includes search and map discovery, property photos and details, a direct website or Facebook link, and contact details the host chooses to publish. There is no booking fee or percentage commission for this plan. Listing updates are included during the annual service period. Listing review, service dates and payment arrangements are agreed before activation; submitting a listing is not payment authorization.
Full website and calendar hosting
Full hosting costs $500 once for basic website startup, plus $250 per property per year for website and calendar hosting on our site. The Mitten Stays listing is included, with no additional $99 basic listing charge. Fixed first-year fees total $750; subsequent annual hosting is $250. Setup, basic website scope, service dates, domain arrangements and any external providers are agreed during onboarding before activation.
Full hosting also carries a $10 host fee once per confirmed booking made through the managed calendar or website. One booking does not incur separate calendar and website fees. Basic listings, website visits, inquiries, declined requests and dates blocked for bookings made elsewhere do not trigger this fee. Billing begins only after the host has authorized the service and its charges.
Switching plans
Hosts may switch between Basic and Full Hosting without a switching fee or penalty. Standard charges for the selected plan still apply. The $500 basic website startup is charged once when we first build that website, not each time a host switches plans. Before a change, we agree on its effective date, handling of the remaining paid service period, existing bookings and any website or domain handover. A plan change does not automatically cancel existing reservations. Plan changes are arranged with our team and do not take effect through a service inquiry alone.
Optional promotions and sponsorships
Paid rental promotions and local business sponsorships are available by proposal. We agree on deliverables, placement, timing, price and payment terms before a campaign begins. A service request is not a purchase or payment authorization. Paid placements are labeled and do not guarantee impressions, inquiries, bookings or revenue. A basic listing does not require a promotion.
Prices and availability
Displayed nightly rates are starting prices supplied by hosts. Confirm dates, the complete rental price, cleaning charges, taxes, deposits and house rules directly with the host before paying. Search results and map pins do not guarantee availability.
Changes, cancellations and refunds
Arrange changes, cancellations and rental refunds with the host through the website or page where you booked. The host’s agreement and payment provider determine the applicable process. For questions about a Mitten Stays listing charge, contact the directory owner.
Property protection
Mitten Stays does not provide AirCover, insurance or a damage guarantee. Hosts arrange appropriate insurance and required permissions, and disclose guest agreements, rules and deposits. Guests should review those details before booking.
Listings and links
Hosts must enter accurate rental details, upload photos they have permission to use, and provide their own rental website or direct Facebook page. Other booking-platform links and imports are not accepted. Keep descriptions, starting rates, access information and destination links current.
